Buying a home in Utah from out of state

You know you want the trails and the lifts. You're just not sure where. I'll help you figure out which neighborhoods fit your lifestyle and your budget, and I'll do it without rushing you.

How buying a home with me works

A lot of my clients start from somewhere far away. Here's how we get you from "I think I want to live there" to the right home.

  1. Get to know you

A free call or video chat about why you're moving, your non-negotiables, and your budget.

  2. Match you to neighborhoods

Which areas fit your lifestyle and budget, how close you'll be to trails and resorts, what traffic is like, and what the short-term rental rules are.

  3. Tour from afar

Video calls and FaceTime tours until you've narrowed it down.

  4. Tour in person

Neighborhood and home tours when you visit.

  5. Build your local team

Introductions to lenders, inspectors, and property managers.

  6. Take the time you need

If you need more time, I'll help you find a rental so you're never rushed.

A local's take

I've lived in Utah since 2008, in Salt Lake City and Park City. I'll tell you what I'd want to know if I were in your shoes.

First homes, second homes, and investment properties

Buying your first home

I'll walk you through every step and connect you with a lender I trust. One first-time buyer said I "made the whole process way less stressful than we expected."

A second home or ski place

Lift and trail access, HOA rules, and what it takes to own a home you'll only use part of the year. We'll sort it out before you commit.

Rental income

I own an investment property in Heber City, so I know the investor's side of the deal. I'll help you check the rental rules and meet property managers.

Questions about moving to Utah

Which neighborhood is right for me?

It depends on what you want to be close to. If you want city life, the airport, and the Cottonwood Canyons ski resorts nearby, look at Salt Lake City. If walking to Main Street and riding the Town Lift sounds right, look at Park City's Old Town. If you want quick access to I-80 and everyday errands, look at Kimball Junction and the Snyderville Basin. If you'd rather be in a smaller town and don't mind driving to the lifts, look at Heber City, Midway, or Kamas.

What can I afford, and where?

Prices can be drastically different from one area to the next. On our first call, I'll show you what's actually for sale and what has recently sold in the areas on your list, so you can see where your budget goes furthest.

Can I rent it out when I'm not here?

Maybe. Nightly rental rules depend on the city or county, the zone, and the HOA, and several towns here have changed their rules in the last couple of years. I'll check the rules for any home you're serious about before you make an offer, and I can introduce you to property managers who know the area.

What's traffic like?

It depends on where you live and where you're headed. Some neighborhoods have much worse traffic than others, and road projects are planned around Kimball Junction and along SR-224. Tell me where you'll be driving most and I'll tell you what to expect.

Do I have to be here to start looking?

No. A lot of the early work happens on video: neighborhood walk-throughs, home tours, and narrowing your list. When it's time to visit, I'll plan the tours so your trip counts.
