Living in Heber City, Utah

Heber City is the county seat of Wasatch County and the largest town in the Heber Valley, about 17 road miles south of Park City's Main Street. It's also where I bought my first investment property, so I know it from the buyer's side.

What it's like to live in Heber City

US-40 runs through the middle of town, and US-189 heads southwest through Provo Canyon toward Utah Valley. The Heber Valley Railroad, a heritage railroad, runs scenic trips from Heber past Deer Creek Reservoir and into Provo Canyon.

Lift access got closer when Deer Valley's expansion added a new base area, East Village, reached directly from US-40. From Heber, it's about 9 road miles.

Short-term rentals

Heber City requires a business license for short-term rentals and has changed its rules several times since 2023, including how HOA restrictions are handled. I'll check the current city rules and any HOA covenants for a home before you make an offer.

Getting to the airport. Heber is a longer drive to Salt Lake City International than Park City is: about 53 road miles, compared with about 40 from Main Street.
