Living in Deer Valley, Utah
Deer Valley is the skiers-only resort on Park City's east side, about 2 road miles from Main Street. Homes and condos sit around its base areas and along the ski runs, and a major expansion has added a whole new base off US-40.
What it's like to live in Deer Valley
Deer Valley Resort opened in 1981 and has never allowed snowboarding, which makes it one of only three skiers-only resorts in the country. It hosted moguls, aerials, and slalom at the 2002 Winter Olympics and is planned to host moguls and aerials again in 2034.
The resort is in the middle of a big expansion. It now has about 4,500 skiable acres, with more planned, including a new base called East Village. East Village has 1,200 day-skier parking spaces and is reached directly from US-40, and the East Village Express, Utah's first 10-passenger gondola, climbs from there to Park Peak.
You'll hear people talk about different parts of Deer Valley: Lower Deer Valley near the Snow Park base, Silver Lake Village mid-mountain, Empire Pass up high, the gated Deer Crest community, and the new East Village. Each one has a different feel and different access to the lifts.
Getting outside in Deer Valley
- Skiing on about 4,500 acres at a skiers-only resort, from the Snow Park base about 2 road miles from Main Street or from East Village off US-40.
- Lift-served mountain biking in summer, from the Silver Lake Express at the base and the Homestake Express mid-mountain.
- Summer concerts at the Snow Park Outdoor Amphitheater, home of the Deer Valley Music Festival presented by the Utah Symphony, which held its 22nd season in 2026.
- Main Street and the Town Lift at Park City Mountain, about 2 road miles from the Snow Park base.

Short-term rentals
Most of Deer Valley is inside Park City limits, where nightly rentals (stays under 30 days) need a city license and are only allowed in some zones. HOAs often have their own rules on top of that. East Village, on the Wasatch County side, has its own set of rules. I'll check the rules for any home you're serious about before you make an offer.
Ski-in, ski-out varies. How close a home is to the lifts can change from one street to the next, so I'll confirm the actual ski access for any home you're considering.
Two ways in. The Snow Park base is reached through Park City, and East Village is reached from US-40, about 9 road miles from Main Street, so you can get to the lifts without driving through town.
